Landlord Insurance

Coverage designed for the homes and units you rent to others.

Coverage overview

Landlord policies (often written as dwelling fire policies) generally protect the rental structure and other structures, and can include landlord liability and fair rental value protection for periods when the property is uninhabitable after a covered loss.

They differ from a homeowners policy because the property is used as a rental rather than your own residence.

Who may need this coverage

  • Owners renting out a single-family home, condo, or unit
  • Investors with one or more rental properties
  • Owners of a duplex or small multi-unit building
  • Anyone who has moved and now rents out a former residence

Common coverage considerations

  • Dwelling and other structures coverage on the rental
  • Landlord (premises) liability limits
  • Fair rental value or loss of rents after a covered loss
  • Whether coverage is replacement cost or actual cash value
  • Vacancy provisions and available endorsements

What may not be covered

  • A tenant's personal belongings (their renters policy)
  • Normal wear and tear or deferred maintenance
  • Flood and earthquake without separate or endorsed coverage
  • Some tenant-caused damage, depending on policy terms

Factors that may affect price or eligibility

  • The property type, age, and condition
  • Coverage amounts, deductibles, and liability limits
  • Occupancy, location, and claims history
  • Whether the unit is furnished or short-term rented

Information commonly needed for a quote

  • The rental property address and year built
  • Number of units and current occupancy
  • Approximate monthly rent (for loss-of-rents considerations)
  • Any current policy, its limits, and renewal date

A practical example

A covered fire makes a rental unit temporarily uninhabitable. Depending on the policy, dwelling coverage may help repair the structure while fair rental value coverage may help offset lost rent during the repair period — each subject to limits and the deductible.
Illustrative example only. It does not describe any specific policy or claim.

Questions to ask a licensed professional

  • Do I have enough liability protection as a landlord?
  • Is loss-of-rents coverage included, and for how long?
  • How does this differ from my homeowners policy?
  • Should I require tenants to carry renters insurance?
